How to vet a local contractor: a quick checklist

Check the license

Most states and many cities license trades like plumbing, electrical, HVAC, roofing and pest control. Look up the license number on your state or local licensing board's website.

Confirm insurance

Ask for proof of general liability and, if they have employees, workers' compensation coverage. A certificate of insurance should come from the insurer or agent.

Get it in writing

A written estimate should describe the work, materials, price, timeline, warranty and who pulls permits. For bigger projects, get more than one quote.

Read recent reviews

Look at multiple sources and focus on recent reviews that describe similar work. How a company responds to complaints tells you a lot.

Be smart about payment

Be wary of large upfront cash payments. Tie payments to progress and never pay in full before the work is done.

Red flags

• Pressure to sign today or "this price expires in an hour"
• No written estimate or contract
• Cash only, or payment to a personal account
• Unmarked vehicle and no verifiable address
• Claims of government programs or "free" work
